Signs your tiled roof needs replacing
Leaks in different places every winter
One leak is a repair. New ones each year mean the felt underneath has failed across the roof.
Tiles slipping all over
Rusted nails and rotten battens let tiles slide. Refixing them one at a time costs more than it saves.
A sagging ridge or a wavy roof line
Roof timbers that have moved need checking before more weight goes on them.

How a McDermott re-roof goes
Scaffold up, old tiles, felt and battens off, and every timber checked. Then breathable membrane, eave support trays, new treated 25x50 battens, the new tiles, and dry ridge and dry verge systems. On most jobs new uPVC fascias and soffits go on at the same time.
In Woking the whole re-roof was done and dusted in one day with a 25-year guarantee. In Send, Shane replaced the tiles on a roof with a tricky problem, came out in the evening on his birthday to sort it and finished exactly within the agreed timeframe.
- Old roof stripped and taken away
- Timbers checked and repaired
- Breathable membrane, eave support trays
- Treated 25x50 battens
- Concrete or clay tiles to suit the house
- Dry ridge and verge, 25-year guarantee
WokingThe one-day Woking re-roof
Shane's post from 28 January 2026: re-roof completed in Woking today. Breathable, eave supports, treated timber battens, dry systems, new uPVC fascia and soffit, 25-year guarantee, one day done and dusted. The photos on this page are from that job and the Ripley new roof.
Every layer of your new tiled roof
The spec from Shane's Woking and Ripley re-roofs, in the order it goes on.
Shane checks every rafter once the old roof is off. Rotten or split timbers are replaced or sistered before anything goes back on.
Corrected joists come first on his Ripley new roof, before the Celotex and boarding.
Rigid Celotex boards between the rafters, cut to leave the airflow the roof needs.
His words on the Bracknell slate roof: Celotex insulation with corrected airflow.
High quality breathable felt across the rafters. It sheds any water that gets past the tiles and lets moisture out of the loft.
Condensation in the loft rots battens from the inside. Breathable felt stops it.
A rigid tray at the eaves so the felt never sags into the gutter and holds a puddle.
Sagging felt at the eaves is where most old roofs rot first.
New treated timber battens, 25x50, fixed at the gauge the tile maker sets.
Old roofs often have thin, untreated battens that split when tiles are walked on.
Concrete interlocking tiles, clay or natural slate. The Ripley roof went on in rustic red Redland 49 tiles.
Matched to the house and the street, never the cheapest tile on the yard.
Mechanically fixed dry verge caps along the gable ends instead of mortar.
Mortar verges crack and drop out. Dry verge stays put.
Ridge tiles screwed down over a ventilated dry ridge roll, no mortar bedding to crack.
"I had leaks in all areas of my house due to ridge failure ... not one single issue" (Checkatrade, Brookwood).
New uPVC fascias and soffits and fresh guttering finish the eaves on most re-roofs.
Re-roofs carry Shane's 25-year guarantee, as stated in his posts.

Reviews from re-roof customers
Outstanding Service from Shane at McDermott Home Improvements
Shane did a fantastic job replacing the tiles on our roof. He went above and beyond throughout the entire process, even coming out in the evening on his birthday to help resolve a very tricky situation. Most builders would have walked away, but Shane handled everything calmly, professionally, and with real commitment. His team were punctual, respectful, and completed the work exactly within the agreed timeframe. Truly exceptional service and highly recommended.
New roof
Really careful, lots of after care. Took pride in the job
New Roof
I had Shane and Ashley from McDermott Home Improvements come round to my house I've recently brought to give me a quote on a new roof. There Communication on when they would be able to pop round was very good. They were very polite and very knowledgeable, I received the quotation promptly and I was very happy with how clear they were on the job spec and the time of how long the job would take. There Communication at the end of each day was outstanding. I am so happy with my new roof and how tidy they left the property. I would highly recommend McDermott Home Improvements!! Thanks guys!!
I called McDermott home improvements in November after being let down by another company. Shane came straight round to provide a quotation for the new roof and I was really impressed with his professionalism. I accepted the quote, which was far better than the previous company and within a week the scaffolding was up and works were underway. I’m really impressed with the work that was completed and would recommend Shane and his company to anyone. 10/10
Tiled roof replacement questions
Can I keep my existing tiles?
If the tiles are sound and only the felt and battens have failed, a refelt and batten reuses them and saves money. A Salisbury customer had over 80% of their old tiles salvaged. If the tiles are porous or out of production, new tiles are the better spend.
Concrete or clay tiles?
Concrete interlocking tiles such as Redland 49 are cost-effective and quick to lay. Clay plain tiles suit older Surrey houses and last longer. Shane shows you both and prices both.
Do you replace the fascias and gutters at the same time?
On most re-roofs, yes. With the scaffold already up it is the cheapest time to do it. The Woking re-roof had new uPVC fascias and soffits fitted the same day.
Is a re-roof guaranteed?
Yes, 25 years on re-roofs, as stated in Shane's posts.
