Treated tile battens and grey tiles on a new roof
How Shane does it

What sets the cost of a new roof

Size and pitch come first: more square metres means more membrane, battens and tiles, and a steep roof is slower to work. Then the tile: concrete interlocking tiles cost less than clay plain tiles or natural slate. Scaffold, dormers, chimneys, valleys and new fascias and gutters all add to the price.

That is why the bands run from £14,400 for a new roof on a 1920s house to £22,000 for a full re-roof with dormer cladding, gutters and soffits. Shane looks at your roof and gives you a fixed written price, so the number you agree is the number you pay.

  • Roof size and pitch
  • Tile or slate chosen
  • Scaffold and access
  • Dormers, chimneys and valleys
  • Fascias, soffits and gutters
  • Rotten timbers found when stripped
Your options

Repair, refelt or replace?

Three routes, three price levels. Shane tells you which your roof needs.

Repair

Slipped tiles, a failed ridge, valley or flashing. From a few hundred pounds; a dry ridge system was reported at £2,200 to £2,800.

Best for: Local faults on an otherwise sound roof.

Refelt and batten

New felt and battens under your existing tiles. Refelting part of a roof was reported at £1,300 to £1,700.

Best for: Good tiles on failed felt and battens.

Full re-roof

New everything with a 25-year guarantee. Reported at £14,400 to £22,000 for whole houses.

Best for: Leaks all over, perished felt, porous tiles.

New roof, 1920s house

Shane was quick to respond and came round , gave an honest estimate for the work. His guys did the work on schedule and completed everything as described. There was no issues and Shane didn’t let us down…quite rare these days that people actually do what they say they will and don’t screw you over! He really does care that you’re looked after. So a very positive experience and would recommend him to anyone looking for a new roof.

Valley repair

I contacted Shane after a heavy leak in our guest room appeared over night , after two initial quotes the same day advising substantial work being carried out at a huge cost ! Shane and he’s team quickly discovered the issue with our valley within a day they had the problem solved at a fraction of what we had been quoted prior . 10 out of 10 service very professional and trustworthy and no issues since !! Thankful for now having a roofer we can trust for any issues in the future … thanks again guys !!!

I called McDermott home improvements in November after being let down by another company. Shane came straight round to provide a quotation for the new roof and I was really impressed with his professionalism. I accepted the quote, which was far better than the previous company and within a week the scaffolding was up and works were underway. I’m really impressed with the work that was completed and would recommend Shane and his company to anyone. 10/10

Roof cost questions

How much does a new roof cost in Woking?

McDermott customers reported £14,400 to £17,600 and £17,200 to £21,200 for new roofs in Frimley, and £18,000 to £22,000 for a full re-roof with dormer cladding, gutters and soffits in Wokingham. Your roof is priced on its size, tile and access.

Why do roofing quotes vary so much?

Different specs and different diagnoses. One Brookwood customer had two quotes for substantial work at a huge cost; Shane found the problem was the valley and fixed it at a fraction of the price. Always ask each roofer what is going under the tiles.

Is the quote fixed?

Shane gives a written quote after seeing the roof. If rotten timber is found once the old roof is off, he shows you the photos and agrees any extra with you before doing it.

Do you take card payments?

Checkatrade lists Cards Accepted on Shane's profile. Ask about payment stages when he quotes.

Leak, slipped tiles or a roof you are worried about?

Tell Shane what is going on. He comes out, finds the real cause and gives you a fixed written quote.
