Signs your dormer needs work
Damp beside the dormer window
Staining on the ceiling or wall next to a dormer window means water is getting in through the cheeks, the flat top or the flashings.
Split or soft cladding
Cladding that has split or gone soft is letting water into the frame behind it. Left alone, the corners rot right through.
Lifted lead or a tired flat top
The lead where the dormer meets the roof and the felt on a flat dormer top are the first parts to fail.

How Shane rebuilds a dormer
Shane strips the tiles back around the dormer and opens up the cheeks so he can see the frame. Rotten timber comes out, new timber goes in and the sides are battened ready for cladding. You see photos of what he finds before anything is agreed.
Then the dormer is finished to match the house: cheeks re-clad, sides tile-hung where the house has hanging tiles, the flat top re-covered and new lead where the dormer meets the roof. One Wokingham customer had their dormers re-clad to match their new roof, with new gutters and soffits at the same time.
- Tiles stripped back round the dormer
- Rotten frame timbers cut out and replaced
- Cheeks battened and re-clad
- Tile-hung sides to match the roof
- Flat dormer tops re-covered
- New lead flashings, fascias and gutters

Dormers done with the rest of the roof
Most dormer work goes hand in hand with a re-roof, because the scaffold is already up and the tiles round the dormer are coming off anyway. Shane prices the dormer as part of the roof, so it finishes matching the house instead of looking patched.
A Wokingham customer reported £18,000 to £22,000 on Checkatrade for a full re-roof with dormer cladding, gutters and soffits. A dormer repair on its own is a smaller job, priced once Shane has been up and looked.

Reviews from re-roof and dormer customers
Full Refoof
Asked for help about a leak in the roof and once the works started found the roof was in a far worse state than thought. Shane gave me 3 options and talked me through the pros and cons of both. We decided to go for the full roof and I am so glad we did. They worked super fast and it looks amazing, they also reclad our dormers to match the new roof and replaced gutters and soffits. They needed to remove the solar panels to do the work but Shane organised this. There has been a problem with getting them running again but Shane has been very responsive to messages and is fixing the issue.
New roof installation
I had a lot of problems with my roof, it was leaking in a few different places. I contacted Shane, he was very helpful with explaining to me what was actually wrong with the roof and what needed to be fixed. When the work was carried out Shane and his team were very respectful , reassuring and hard working. They done a brilliant job, and I haven’t had any problems since.
New roof, 1920s house
Shane was quick to respond and came round , gave an honest estimate for the work. His guys did the work on schedule and completed everything as described. There was no issues and Shane didn’t let us down…quite rare these days that people actually do what they say they will and don’t screw you over! He really does care that you’re looked after. So a very positive experience and would recommend him to anyone looking for a new roof.
Dormer roof questions
Can you repair a rotten dormer without a new roof?
Yes. Shane strips the tiles back round the dormer, replaces the rotten timber and re-clads it. If the rest of the roof is failing too, he shows you the photos and prices both options.
Can my dormers be re-clad to match a new roof?
Yes. A Wokingham customer had their dormers re-clad to match their new roof, with new gutters and soffits, and reported £18,000 to £22,000 for the whole job on Checkatrade.
What goes on a flat dormer top?
A flat roof system such as torch-on felt or EPDM rubber, with lead or trims where it meets the main roof. Shane recommends the one that suits the size of the top and its falls.
Is dormer work guaranteed?
Every job comes with a guarantee, and re-roofs carry Shane's 25-year guarantee, as stated in his posts.
