Signs to look for

Signs a slate roof needs work

Slates sliding out

Nail sickness: the iron nails rust through and slates slip. A few is a repair; dozens means the roof needs re-slating.

Damp in the loft after rain

Old slate roofs often have no felt at all, so any gap lets water straight onto the timbers.

Flaking or delaminating slates

Poor quality slate splits into layers. Those slates need replacing before they let go.

How Shane does it

How Shane re-slates a roof

The roof is stripped, the timbers checked and Celotex fitted between the rafters with the airflow corrected. Breathable felt goes on, then new battens set to the slate gauge, and each slate is fixed in place. A dry ridge system finishes the top.

That is the spec from Shane's Bracknell replacement roof in September 2025: breathable felt, EPS system, slate installation, Celotex insulation with corrected airflow, dry ridge system, all rubbish removed.

  • Stripped and timbers checked
  • Celotex with corrected airflow
  • Breathable felt
  • New battens to the slate gauge
  • Dry ridge system
  • All rubbish removed
Layer by layer

Every layer of a McDermott slate roof

The same build-up as Shane's Bracknell slate roof, from the rafters to the ridge.

  1. Shane checks every rafter once the old roof is off. Rotten or split timbers are replaced or sistered before anything goes back on.

Corrected joists come first on his Ripley new roof, before the Celotex and boarding.

  2. Rigid Celotex boards between the rafters, cut to leave the airflow the roof needs.

His words on the Bracknell slate roof: Celotex insulation with corrected airflow.

  3. High quality breathable felt across the rafters. It sheds any water that gets past the tiles and lets moisture out of the loft.

Condensation in the loft rots battens from the inside. Breathable felt stops it.

  4. A rigid tray at the eaves so the felt never sags into the gutter and holds a puddle.

Sagging felt at the eaves is where most old roofs rot first.

  5. New treated timber battens, 25x50, fixed at the gauge the tile maker sets.

Old roofs often have thin, untreated battens that split when tiles are walked on.

  6. Slates hung on the new battens at the right gauge and lap, each one fixed. The Bracknell replacement roof went on in slate.

Slate lasts generations when it is hung on sound battens and breathable felt.

  7. Mechanically fixed dry verge caps along the gable ends instead of mortar.

Mortar verges crack and drop out. Dry verge stays put.

  8. Ridge tiles screwed down over a ventilated dry ridge roll, no mortar bedding to crack.

"I had leaks in all areas of my house due to ridge failure ... not one single issue" (Checkatrade, Brookwood).

  9. New uPVC fascias and soffits and fresh guttering finish the eaves on most re-roofs.

Re-roofs carry Shane's 25-year guarantee, as stated in his posts.

Great team, summerhouse roof repaired.

Shane responded quickly to a request on another site to replace to roof of a summerhouse that was leaking. The quote was reasonable and the work started soon after and was completed in 3 days. His team were quick, efficient and the site was left clean after the job. Also when problems were found, Shane provided good advice and options on what to do. Overall a great team , well priced, and a pleasure to have work done by them. Will definitely be using them again.

Roof , McDermott home improvements

I contacted Shane early September about re installing my roof as it was very damaged and in desperate need of being stripped and re installed. Him and his team responded very quickly and was with me the same day I called, by the end of the week my roof was done and looks incredible. Very hard works, kept everything nice and tidy and really polite lads. Would 100% recommend to anyone in need of any roofing work.

Roof replacement

Had a very good priced quote from these guys, and out of 3 trades we had come round, they were the most helpful, offering advice and what would he best option for us. We had our roof battens and inside lining replaced, they managed to salvage over 80% of our old tiles too. They had to disconnect our solar panels and reput in the bird netting, all if which was done, they tidy-up on last day, removing the old stuff. On the whole, I highly recommend them, great guys, very friendly and hard working. A**

Slate roofing questions

Can you replace a few slipped slates?

Yes. Slipped slates are refixed with copper tingles or new fixings, and broken ones replaced with matching slate. If dozens are slipping, Shane shows you why re-slating is the better spend.

Natural slate or man-made slate?

Natural slate lasts far longer and suits period houses; man-made slate is lighter and cheaper. Shane prices both so you can compare.

Is a slate re-roof guaranteed?

Re-roofs carry Shane's 25-year guarantee, as stated in his posts.
